R&S Awarded $399M in Higher Education Projects
Over the past six months, Rudolph and Sletten (R&S), has been awarded approximately $399 million in higher education projects. Details about these projects are provided below. R&S expects that nearly the entire value of the projects will be added to backlog in the future as funding is provided for successive phases.
California State University (CSU) San Bernardino, Performing Arts Building Addition
R&S was selected as the construction manager at risk contractor for this estimated $84 million addition and renovation to the existing Performing Arts Building on the CSU San Bernardino campus. Construction is to be completed in two phases. Phase I will consist of construction of a 106,000 square-foot (sf) new addition and Phase II will include construction of a 13,000 sf renovation of the existing Performing Arts Building, as well as deferred maintenance work.
The project includes a 500-seat performing arts theater with support spaces, 7,000 sf of lobby and reception space, 15,000 sf of theater arts instruction space, 11,800 sf of music instruction space, 4,800 sf of interdisciplinary space and 8,300 sf of administration space, including music faculty offices, communication studies faculty offices and the Dean’s suite for the College of Arts and Letters. HGA, of Santa Monica, California, is the Architect.
This will be R&S’ first project on the San Bernardino campus. Construction is anticipated to begin late 2021 and be complete in the fall of 2024. R&S has completed 13 projects for the CSU system, with four projects currently under construction throughout the state.
San Diego State University (SDSU), Don Powell Black Box Theater Renovation
The $35 million design-build project, in which R&S is partnered with HGA Architects, includes renovation of the existing Don Powell Theater Audience Chamber, lobby and audience amenities. The project is the first phase in establishing a SDSU Arts District, which is envisioned to become a cultural anchor and destination for the campus.
The project includes renovation of the 500-seat Don Powell Theatre and related space within the 36,600 sf Dramatic Arts Building and construction of a new 4,100 sf black box theater with reconfigurable seating for a wide range of programs. In addition to new seating, lobby, restrooms and sound/lighting modernization, the project will address deferred maintenance, including lead and asbestos removal, building code updates, mechanical, electrical and plumbing (MEP) upgrades and ADA access improvements. Construction is anticipated to begin the spring of 2021 with completion anticipated in 2022.
City College of San Francisco, STEAM Building Project
This $160 million design-build project for the San Francisco Community College District’s City College of San Francisco is comprised of construction of a new STEAM building. R&S’ design partner is the architectural firm SmithGroup. STEAM is an acronym for science, technology, engineering, arts and math. The new building will combine these academic programs into a five-story, 160,000 sf building. Design and preconstruction began in April 2020 with construction expected to begin in May 2022. The new building is scheduled to be open for students in the fall of 2024. This is R&S’ first project with the San Francisco Community College District.
Mar Vista High School Aquatics Facility & Central Campus Modernization
Sweetwater Union High School District has awarded R&S this $15 million design-build project with Delawie Architects. The project is located south of San Diego in Imperial Beach and will include an aquatics facility, plaza, ceramics room modernization and sitework improvements. Design and preconstruction began in June 2020 with completion scheduled for July 2022.
Chabot College - Library and Learning Connection Project
The New Library and Learning Connection Building will provide a modern space for students, faculty, staff and community members that currently use the existing Building 100. Located in the heart of the Chabot College campus, the new 70,000 sf building includes a four-story atrium, café, library, learning resources, and variety of open and closed study spaces to promote an active student lifestyle and encourage social participation. An amphitheater, attractive landscaping, tree canopies, mobile furnishing, and Wi-Fi and power access create flexible outdoor spaces to support a wide range of student activities.
Preconstruction for this estimated $73 million project commenced at the end of May 2020. Construction is scheduled to start in the winter of 2022 with completion anticipated in the spring of 2024. This is R&S’ first project with the Chabot-Las Positas Community College District.
University of California, San Diego (UCSD), Humanities and Social Sciences Building Repair
R&S was recently awarded this estimated $32 million renovation of the Humanities and Social Sciences Building on the UCSD campus via a best value selection process. The project consists of removal and replacement of the entire existing exterior precast concrete curtain wall system of the eight-story building, with the addition of fire protection throughout, fire alarm upgrades and affected building finishes repairs/replacement. Repairs to the building are required to match the existing historic architecture. Interior work will include new kitchenettes on multiple floors, repainting of walls and hazardous materials abatement.
Construction is anticipated to start in February 2021 with completion scheduled before students return in the fall of 2021.
